Project Description:
We are putting together a Definitive Guide to Real Estate Rentals. Initially aimed at owners of overseas property that is made available for holiday/vacation rentals. These owners initially will be from the UK but we will expand and target North America and Australia. In the UK, there is such a boom in foreign property sales with the main markets being in Spain, Portugal, Bulgaria, Turkey, Cyprus and the Canary Islands. Many have also purchased in Florida. Over 70% of purchases made by Britons alone, are made on a buy to let basis, meaning that buying deposits are raised by releasing equity in their main residential property and a second mortgage is taken out to pay for the remainder. This ongoing monthly cost and other costs associated with running and maintaining the property have to be covered each month by renting the property out to cover costs. The theory many take is that at the end of the mortgage, rental income has covered all overheads and the increase in the property value represents a major return on the initial investment. With the average Joe Public being able to take advantage of a strong and being able to purchase a 100,000/$180,000 property very easily, it becomes of paramount importance that these people market their rental property effectively or face financial ruin! Following our recent survey of 898 overseas property owners it is glaringly obvious that there is a need to provide clear information on how these owners can maximise the rental income of their property by undertaking specific marketing tasks to promote their property and secure rental income. We have even had a full page article written about our survey in The Times Newspaper (London) real estate supplement called 'Bricks and Mortar'. We aim to sell the guide to owners of rental properties, prospective owners and through partnerships with larger international real estate organisations who can provide these guide to their customers free of charge (they buy them from us at a discounted price based on quantity). The Definitive Guide will comprise of two B4 size ring binders which are split as follows: Binder 1: Welcome and Introduction, The marketplace history, the growth in real estate sales for property rental etc, plus all the main contents of the Online Marketing Activities: This contains 30 main lessons on how to build their own rental website, to optimising the site for high search engine listings, through to 'how to use email promotions to dramatically increase rental bookings' Each of these lessons has approximately six sub topics for each and each sub topic contains 300-400 words over 6/7 paragraphs. Overall I estimate that Binder 1 will be Circa 500 pages (250 pages double sided) Binder 2 essentially is the offline version of binder1. It looks at areas of advertising, press releases, competitions, exhibitions and trade events through to direct mail, promotional leaflets, tv, radio commercials, DVD etc. Here there will be circa 22 lessons. Although there are less lessons, we need a little bit more on average written about each task. Overall I estimate that Binder 2 will be circa 450 pages (225 pages double sided. These contents will be collated, drilled to fit binder and whrinkwrapped. Each binder has 10 section dividers and the outer binder themselves will have full colour print on front cover, spine and back cover and varnish sealed. Now, for binder 1, I have a number of generic documents that have been specifically published targeting general business covering about 80% of the contents I require. These will have to be read, re-written to avoid any copyright issues and produced specifically relating to the real estate rental industry. I will FEDEX these to the author. Binder 2 - Offline markeing activities has to be originated and written from scratch!. I will provide after consultation, all the relevant lessons and sub topics I require. I will provide guideline for each section of how much I need covered/written. I need estimates for the copywriting of these two binders as a complete price - wont split project. Finally, I also need content written for a long page sales copy orientated website that will market and promote the guides. An example of a long copy sales website can be found at sitepoint.com/books/sem1/ I have no fixed idea on how long it will take to do and neither the costs involved so I am looking for as much guidance here as possible. Each page within the binders are double sided and contain, text, headings and occasionally some graphics (screen grab or similar). Example page 1: With no Chapter headings/sub heads - circa 500 words per page. Example page 2: With 1 Chapter heading/sub head (possibly runs over 2 lines) - circa 430-450 words per page. Example page 3: With 2 Chapter headings/sub heads - circa 370 - 390 words per page. I have absolutely NO idea of the exact split of pages and words. However for guidance, I would suggest you use one third splits for each page type to cover all the bases. I am also open to content suggestions for the guide and also to hear from any interested parties who may even wish to become involved as JV partners. To bid on this project you must have superb English and creative writing skills and be able to work to tight deadlines. You must also be able to write persuasive sales copy where required and also write documentation so that it nullifies any copyright claim on any 3rd party documentation we provide you - as per binder 1- see above.
